THE INVESTMENT CONCEPT

Designed for guests. Built around hospitality.

Furnished from the start

Furniture, equipped kitchens and laundry are part of the offering. The starting point is a flat prepared for temporary stays, with the final inventory defined in the purchase documents.

Hospitality built into the model

Guest reception, housekeeping coordination and booking technology address the day-to-day work of hosting. Professional operation is central to the DOMUS concept.

An existing building to evaluate

Brickell Park is ready to move in. You can focus your next step on the available unit, its actual condition and the requirements to enter the rental operation.

Based on the project fact sheets and The DOMUS Difference. Furniture, services and operating terms follow the applicable agreements.

The DOMUS Difference

Learn how the DOMUS concept connects the physical property, brand standards and hospitality services.

How the rental operation works

  1. Be found

Distribution across booking channels expands the ways a guest can discover the flat. The developer describes 100+ channels and Marriott and Hyatt collaborations.

  2. Coordinate the booking

Synchronized availability and market-based pricing tools support the booking process across channels.

  3. Welcome and support guests

Guest screening, digital access, 24-hour assistance and housekeeping coordination connect the booking to the experience in the building.

  4. Stay informed as an owner

The owner portal provides reservation history and operating information. Review management fees, platform costs and net owner statements with the operator.

Developer materials: Park presentation, pp. 53–56; Center presentation, pp. 46–52; The DOMUS Difference. Confirm active channels, services and program terms.

Management fees, operating costs, owner use and rental restrictions must be reviewed in the current agreements. Income and occupancy are not guaranteed.

A network designed to broaden distribution

The sales presentation lists more than 100 booking channels, including Airbnb, Booking.com and Kayak, and describes alliances with Marriott and Hyatt.

Source: sales presentation, pages 53–55. Channel counts differ between brochures; confirm current participation and contractual scope with IMC. Platform audience is not the number of views of an individual property.

Professional management for short stays

The DOMUS Difference specifies professional operators for stays under 30 days, with guest screening, licenses, insurance and 24/7 availability. North Management is the in-house management company created for the brand. Review the applicable operator and owner-use rules with IMC.

Built for frequent guest stays

The DOMUS Difference describes commercial-grade furniture and finishes selected for hospitality use. Durability and consistent standards are part of the product, alongside the flat itself.

Specialist partners for guest services

The developer describes specialist partners for valet, housekeeping, wellness and food and beverage, with service costs borne by guests under that model. This separates service consumption from ownership; it does not eliminate condominium fees or other owner expenses.

REASONS TO VISIT

One destination. Many reasons to book a stay.

Business trips, sport, art and leisure bring different audiences to Greater Miami. For short-term accommodation, that variety matters as much as a single headline event.

Formula 1 extended the Miami Grand Prix agreement through 2041. The race takes place in Miami Gardens, adding a recurring international event to the region’s calendar.

02

BEFORE YOU DECIDE

Room for
your questions.

Are the DOMUS flats furnished and suitable for short-term rentals?

DOMUS Brickell Park offers furnished flats designed for short stays. Ask IMC for the current rental-program rules, operator requirements and owner-use conditions.

How does rental management work?

The Domus concept provides for professional management of short stays. Ask for details about the operator, management fees, expenses, owner payouts and contract terms. Do not assume unrestricted self-managed rentals.

Which costs should I consider?

Request current condominium fees, taxes, insurance, management and service costs, plus purchase expenses. Assess the total cost, not just the unit price.

Are returns guaranteed?

We do not guarantee returns, occupancy or appreciation. Revenue and expenses depend on market conditions, the unit and the operation.

Do the images show the completed property?

The images on this page are artist renderings provided by the developer, including those in the Park section, which is completed. Contact IMC to learn about actual conditions and viewing options.

YOUR NEXT STEP

Find the right unit for your investment.

What is included

Request the furniture inventory, appliance package, floor plan and exact interior and balcony areas for the unit that interests you.

The cost to buy and operate

Review price, closing costs, condominium charges, taxes, insurance and management fees together. Gross booking revenue is different from net owner income.

Current benefits, in writing

Ask IMC to confirm any closing-cost contribution, rental-program benefit or furniture incentive for the specific unit and purchase date.

Owner valet benefit described in the fact sheets

Both fact sheets describe 30 complimentary valet days per year for three years. The Park sales presentation instead states one year. IMC must confirm the applicable written benefit before it is included in your purchase decision.
